in Chester or Delaware Counties, we can list your existing home, at a discount rate, offer you
a home sale contingency on a new Villas
home, and work to maximize the value of your home, as
well as sell it for you, and coordinate that sale, with a smooth move into your new home.
Here is what we offer:

1. We will visit your home, and prepare a Competitive Market Analysis on your home, which will
show you what homes in your area are selling for, the time they are spending on the market, and
help to price your home effectively. We can also make suggestions on how to "stage" your home, to
make it as appealing as possible for prospective buyers.

2. We will offer you a home sale contingency contract on your new Villas home and we will enter into
a listing contract on your current residence, and sell your home at a
4% commission rate - TOTAL
(excluding closing costs).

3. We will lock in your purchase price at the Villas for the same period of time as your listing
agreement on your current residence (usually six months) for a completely refundable down payment of $1000.
4. We will actively market your home, and work to maximize your sale price on your current residence.
5. We will work to coordinate the settlement on your current home, and your new Villas home, so that you
do not need to consider interim housing - one move, to reduce stress and costs!

6. You may be eligible for Builder’s Incentives toward options on your new Villas home!
